3Tree Flats is a mixed-use community with 130 units of mixed-income rental housing located above a new, state-of-the-art 28,000 square foot neighborhood health center for Mary’s Center for Maternal and Child Care. The residential financing was provided by the DC Housing Finance Agency and included the only Private Activity Bond to close in 2009. Financing for Mary’s Center was provided by the DC Primary Care Association as part of its Medical Homes DC Initiative, a public-private partnership with the DC Department of Health. 3Tree Flats is located one block north of the Georgia Ave-Petworth Metro station in an emerging, transit-oriented neighborhood. The project is a member of the LEED® for Neighborhood Development Pilot Program and has been certified Gold. The project, which JAIR LYNCH developed as part of a joint venture with AHD, Inc., delivered in March 2011.
